General Policies

All fees are subject to change without notice. Restrictions may apply.
Renters must be 25 or older at the time of stay reservation policies.

All Reservations require half down at time of booking. We accept credit cards (Visa, MasterCard and Discover), checks or money orders. Full Balance is due 60 days prior to arrival date.

Summer Check in - 4:00pm (1-3 bedroom homes) or 5:00pm (4+ bedroom homes). Pick up keys and "Welcome Packet" from the office.

Summer Check out - 10:00am Sharp! No Exceptions. Housekeeping will need to get into the house to get the house ready for the next guest.  

Winter Check in - 4:00 pm (1-3 bedroom homes) or 5:00pm (4+ bedroom homes). Pick up keys and “Welcome Packet” from the office.

Winter Check out - 10:00am - Please call the office the day before you leave if you would like a late check out. We love to accommodate you if we can.


- From the time of booking you have 24 hours to cancel your reservation without penalty.
- 60 day cancellation notice is required to obtain refund of all rental payment, minus the non-refundable processing fee with a minimum of $100.  
- If canceling within 60 days prior to your arrival-If the dates of your stay rebook by another guest we will refund your rental payment for those dates, minus the non-refundable processing fee with a minimum of $100.  You will be refunded all other refundable non-rent funds after your stay dates have passed.  This would include cleaning fees, pet fees, etc. If the house does not rebook your full rent payment will be forfeited. 

- During Covid-19 only - Within 30 days of arrival NO refund will be offered or considered if your stay is restricted by City/State/County government.  A credit will be issued for a future stay only 

- There are no refunds for shortened stays or no shows.

Smoking - All our homes are strictly Non-Smoking homes. It you smoke in the home, you can be fined up to $2000.

Dogs - $15 per dog per night all dogs must be flea treated in order to reside in /or on the properties of any dog friendly, sunset home.

Hot tub - $75 per reservation or $15 per day for 5+ day stays, hot tub breakdowns are out of our control and unfortunately we cannot guarantee any hot tub. We make every effort to ensure hot tubs are functioning, however sometimes this is out of our control. Should your hot tub not be functioning upon your arrival or during your stay, your hot tub fee will be refunded and there will be no additional discounts. If the hot tub, jets, knobs, panel, buttons, cover, or lift is damaged by someone improperly opening or closing, walking, standing, or sitting where they shouldn't be it will not be covered under the damage waiver and it is the guest who is financially resposible for the replacements to get it in working order. The hot tub is inspected before inspected before and after your stay to ensure the hot tub is in working order. 

Car Limits - Please note the Car Limit for all homes. All vehicles must be kept off the street. This limit is strictly enforced by the city, and if violated, a fine and or towing may occur.

Noise Ordinance - Sunset Vacation Rentals and the Cities of Manzanita/Rockaway are strict about no loud noises between the hours of 10:00 pm and 8:00 am - Be courteous to your neighbors, many of whom are retired and cherish the quiet. If you or your guests create excessive noise, you will be asked to leave and there will be no refund.

Multiple home bookings - If you rent multiple homes for reunions or large gatherings please abide by the car-limit and occupancy limit. Please DO NOT transfer items, i.e. cookware, towels, linens etc. between homes, as each home is privately owned and not owned by Sunset Vacation Rentals.

Weddings and Receptions - We discourage the events because they can over crowd a home and violate car limits and occupancy rules. You must have an alternate hall or center for your gathering.

Tents and Trailers - Are not allowed on the premise at any time-EVER.

Security Deposit - A one-time non-refundable fee, which covers up to $1,500 of accidental damage (destructive damage, hot tub covers, and pet damage do not apply) Damages must be reported to the office to be covered.

Firewood - We do not supply firewood. If you would like to purchase wood packs for your fireplace or for a beach fire, we can provide them for an additional $7.50 per bundle. Please make arrangements before your stay, or stop by the office to purchase them.

Garbage - Garbage service is included with your stay. Pick up day varies with the season. However, if excessive garbage is left, an additional fee may apply. Please read the Garbage Policy to find out when your pick up day(s) will be.

Keys - Re-keying Fee: $100.  If you accidentally take keys home you must return them to the office within 7 days of your departure otherwise you will be charged the re-keying fee.  You can return them by mailing them to the Sunset Vacation Rentals office at PO Box 505 Manzanita, Or 97130.

Maintenance - If you have any maintenance problems during your stay, please call our office immediately. If immediate assistance is needed, our maintenance crew will be sent out. If maintenance is called, you do not have to be at the house.

Sand - Since we are on the coast, sand is everywhere! Please remove your shoes upon entering the house.

Non-functioning equipment - Sunset Vacation Rentals is not responsible for non-functioning appliances or electronics. Call our office should something fail to work properly and we will do our best to fix the problem.

Lost and Found - Please thoroughly check the house before leaving. Any items left will be turned into our office and held for 30 days. There is a $20 charge + shipping  to ship your belongings back to you.

5-7 night minimum during July and August
4 night minimum during Thanksgiving
3 night minimum during Spring Break, Memorial Weekend, June/September, Labor Day, Christmas and New Years
